請教兄弟之間的過戶問題

情況如下~

我跟哥哥原本是共同持有一間房子(無貸款)，現在他要貸款一筆錢給我，我就全部過戶給他，請問這樣的情況用贈與還是買賣比較正確?

在網路上看了一下，二等親買賣，視同贈與，但我還是不太明白程序上是怎麼走才對? 他先向銀行帶出款項再跟我購買嗎?

有經驗的朋友是否可分享一下呢? 感謝!
